Are You a Million Dollar Listing

Michele Marano, of Beth Wolff Realtors, will be sponsoring a seminar for home owners who fall in the Million Dollar Listing category.  For those homeowners who’ve had their home on the market or are thinking of selling, we have an interesting concept for you.

Broken out by segment, November sales of homes priced below $80K increased 24.4 percent; sales of homes in the $80K-$150K range fell 35.5 percent; sales of homes between $150K and $250K were off 33.4 percent; sales of homes ranging from $250K-$500K slid 8.5 percent; and sales of homes that make up the luxury market—priced from $500K and up—rose 23.2 percent.

If your home has been sitting on the market for a cumulative number of days, are you wondering why?  We probably would all agree that we are in a nontraditional real estate market, in unusual circumstances with the economy and lending situation and in a time when new ideas become the force in selling homes.

Selecting an agent who is strategically positioned in today’s unique market is the key element in selling a high-priced home.  An agent, who used techniques that were once useful, has now to look for proactive strategies in selling homes.  What may have worked several years ago, is not likely to work in our new market.  Being creative, proactive, and strategically positioned with technology tools will earn high stakes in selling your home.

In addition, hiring an agent who is familiar with the national economy, lending situation and negotiations will benefit any buyer or selling, especially with the high-end priced homes.

Beth Wolff Realtors is positioned uniquely in the luxury real estate market.  We area a boutique shop located in the backyard of Tanglewood, next door to Marathon Tower and in the heart of the Galleria.  We compete with the largest brokerages, however our service sets itself apart because our agents stay personally involved in each and every deal.

“No matter how many buyers and sellers I take on, I am always a part of the transaction from beginning to close.  I wouldn’t feel I am doing justice to the client if I handed over the work to an assistant.  In addition, without offering negotiations as part of the deal, my client is not getting the strength of using me as an agent.  Negotiation is my biggest asset.  It is the best tool I can pull out of my real estate bag, and because of my extensive experience, I am able to represent any size deal, and come out in a good place for the client.

Ready to take on the new market?  Feel free to email me or call with any questions.  We invite you to interview us for a listing of your home.

Real Estate: A Frozen Apple

Wait just a second.  Did I just hear what I think I heard!…#%&%^(&$*(#&!!!

Yes, it costs 1 Million dollars an inch to clear snow in the “The Big Apple!”  That equates to an estimate of 20 million dollars on this recent snow fall, that basically shut down all three major airports, closed hotels and restaurants, workplaces and even the gorgeous, well-known Times Square!  We are talking expensive amounts of square footage, but unfortunately, not of real estate!!

I thought the reality show “Selling New York” was crazy, but this is over the top, and I am a New Yorker!!  I know Texans are thinking why so expensive?  Well the major problem is where does it go after it is removed and getting the proper amounts of vehicles in and out of New York, which is such a congested, tight island to begin.

Unbelievable it is. But will the city shut down for the New Years Ball drop?  I highly doubt it.  One thing is for sure, New York City finds a way for everything.  After all, it is New York!

Listing Your Home for Sale, Part 2, by michele marano

Get ready for the next show on Blog Talk Radio:  http://www.blogtalkradio.com/everythingrealestate , Listing Your Home for Sale, Part 2.  The show will mainly cover the importance of how your home is viewed by others, prospective buyers, and the market.  Preparing a home to sell is as important as preparing for guests or a party.

Many don’t think about getting a home prepared to sell, instead they concentrate on just listing it and letting it sit on the market, as is, for the public to view.  Preparing for a sale can be lengthy and time-consuming.  Even for the best looking homes, adding the final touch means making your home look even better.

If your home needs additional care, then it is wise to make a list and decide what needs fixing, cleaning and improving.  Most people don’t live in a “staged home”, although those who do will have less to tend to when it comes time to list.  If you like the way your home looks, ask someone else if they do as well.  If your agent is honest and knows how to move a home quickly off the market, they will give you their honest opinion.  A lot of agents will be willing to list a home in its current condition, and as a disfavor to the public and seller, brag about how new, clean, updated and beautiful it is when commenting about it in the listing.  This is not good business practice, and it is shameful to lead a seller to think that their home looks attractive, when it doesn’t.  A keen eye on real estate and knowledge of moving a home off the market falls on experience, knowledge and integrity of the agent.

I have had listings where the client has allowed me to come in and do my magic in preparation for a sale.   Each time I have done this, I have sold the properties to the first buyer whose viewed them.  How?  Ask when you list with Michele Marano.  This is a free service to those client who choose to list with me.

Verona’s is the Best Kept Secret in Houston on the Italian Food Front

Mmmmm.  I felt like I was home in New York.  It’s the best kept secret in Houston.

Verona’s Italian Cuisine not only brings back memories of my grandmother’s Sunday dinners, but I have to place this restaurant on the map as the best Italian food I have ever had in Houston!

What makes Verona’s sooooo good?  Well, if you have ever had the opportunity to dine at a “mom and pop” Italian restaurant on the East Coast, you will know what I mean.  There is that authenticity of a classic Southern Italian dish, without all the fluff.  The food sets itself apart from other so-called “Italian” restaurants.  It just isn’t like anything else I have had here.  He actually has an Antipasto that is made relatively similar to my Sicilian grandmother’s dish.   Ohhhhh so good and it is the only place I have ordered Marinara, Meat Sauce, and of course Eggplant Parmigiano and felt like I was eating out of my grandmother’s kitchen.

Having grown up eating the best-of-the-best Italian cooking, I must say I am a tough critic for authentic Italian food.  A lot of restaurants are on the slide when it comes to the “real Italiano”.  Let’s say it like it is.  If you aren’t familiar with the real deal, then you’ll easily be fooled when it come to a great authentic Italian dish.  If there is anyone who can sniff out the best, it is I.

The aroma was so familiar to me, I immediately knew it would be to my liking the very first time I walked in. Boy was I right! Not only is the food delectable, but the restaurant is very casual, comfortable, and welcoming.  The restaurant is owned by 2 partners.  One owner will serve you, while the other is preparing your dinner.

I salute Verona Italian Cuisine!!!!  Please go and try out any dish and report back to me!!!!!

Verona’s is at 3995 South Gessner at Westpark  –  713-789-8153

BURlap Cozy Pillows for Sale, by michele marano

The creation has begun……Designed by Michele Marano, the cozy burlap pillows are now available for sale.  Made locally, and with some local materials, my pillows are as local as the farmers market.

As much as I adore the cottage/coastal look, they are perfect for rustic, traditional and even contemporary settings.  What I love about these pillow is that they match just about anything and have a unique look.  There are no 2 pillows exactly the same since each cut of material is different in its own right.  In addition, I will be adding more styles to the mix of the collection, as I like to keep it interesting and innovative to the burlap movement.  I love doing things a little different and want the pillows to stand out from others on the market.

Listing Your Home For Sale, Part I

Thursday’s show will be about listing a home for sale .  Believe it or not, there is a lot more that goes into listing a home than calling your friend and asking them to put your home on the market.  We will discuss, in detail, many factors that need to be considered, as well as the many steps that need be completed prior to listing a home, that will initiate a sale of the home.

People may think that getting a home on the market is what it takes to sell, however, without all the proper ingredients that go along with listing a home, a house can actually sit on the market and never sell.

Being a seller means not closing your eyes or ears to information that you may not want to hear.  We will discuss all these factors this week and next week on http://www.blogtalkradio.com/everythingrealestate/2010/12/02/everything-real-estate

Everything Real Estate is “to the point,” “opinionated,” and “real” to the world of real estate.   We hope you will tune in and listen to Michele Marano and Steve Kyles.
