Each Day a Luxury Home Sits on the Market…

If your home has been on the market for more than 1 year, would you change something you are doing?

Each day a home sits on the market, costs money….6 months, 9 months, 3 years, is a lot of money. So why would you continue doing everything the same? Hopefully you wouldn’t.
Homes priced from 500k plus has been consistently strong in Houston this past year. In fact, that particular segment of homes was up 23 percent in November.

What is important for luxury home owners to understand is that marketing tactics are different from a few years ago. You wouldn’t market a home today as you would, say in 2008. There are several factors owners have to consider when they are listing their home.

First of all, a client’s biggest asset in today’s market is the agent they hire. It’s not necessarily who your agent knows or how long they’ve been in the business, it’s what the agent knows in today’s market and what they do with the information to benefit you as the client. Hiring an agent with a well-rounded background in business is a benefit in today’s market because they will most likely be able to adjust to changing markets and meet the needs of a client, based on the climate of the particular market in which they work. An agent working with clients selling multimillion dollar properties takes expertise in handling this particular client portfolio.

Another important aspect of selling a luxury home in today’s market is how well it is positioned in the marketplace. If the home is not accurately priced, the home can sit for an extended period of time. The longer a home sits, the less desirable it may become. It is important to not make the mistake of turning down offers early in the listing period.

Also, if your price is not listed accurately from the beginning, you may miss buyers that do not come back a second time around after a price reduction.

World Trade Center: Miracles on 9/11

I am writing about this because it shook my world.
I have been paying close attention to OWN, Oprah Winfrey Network, and stumbled upon a very enlightening and uplifting show. Of course having worked in the WTC for many years and visiting the towers 2 days before the attack, I remain remarkable close to the 9/11 incident, no matter how many years have passed.

Last evening on OWN, was an awakening story. The show was about survivors of 9/11, regarding some of the most amazing, miraculous stories. The one that moved my world was about John Morabito.

When he told the story about walking home across the Brooklyn Bridge, I realized I’ve never heard anything like this and I was stunned. It has changed my thinking.

The Reality of Flipping, Part I, by michele marano

Next week on www.blogtalkradio.com/everythingrealestate Michele and Steve will discuss the pros and cons of flipping in today’s market.
“Flipping Out”, the reality series on Bravo is humorous, but at the same time, very realistic. The main character, Jeff Lewis, depicts the life of an investor with a passion for flipping properties. His show demonstrates the frustrations and the highs and lows associated with renovating a property for profit, while coming out unscathed from all the drama.
While I am not flipping now, “Flipping Out” satisfies my cravings for buying and selling investment properties.

With no surprise, the economic downturn forced novice flippers out of the market and left banks holding an ugly book of mortgages. Over the past year, buyer have come back into the market and investors with cash have been able to cherry pick great deals.

With the tight lending laws, not everyone qualifies for an investment property mortgage. Cash plays a big role in buying and selling investment properties and people are afraid of holding a property too long. If a property sits on the market too long, the profit goes down the drain. There are still deals out there, but you have to know how to identify them. This is what makes this a market for experts, who know when, where and how to get into an investment property in order to flip.

When is it Appropriate to Make a “Low Ball” Offer?

This is not necessarily a water cooler conversation, but I can’t help but bring up a touchy subject. I occasionally hear agents say they received low ball offers after just listing a home.

There is a time and a place to make a low ball offer. If a home is just listed and the price is competitive, a low ball offer is not appropriate. If your agent is not familiar with the neighborhood, a low ball offer is not necessarily a wise move. Not only does it insult the owner but chances are you will not be negotiating.

So, when is it appropriate? If a home has been on the market for a year or more maybe you can get some movement out of the owner. If the home is over priced, a low ball offer may not be so low, but actually appropriate. I have seen homes on the market for several years and I would suspect any offer would be considered.

An agent who knows the area where the home is located and knows the comps, should guide you. Home owners get frustrated and discouraged when low ball offers are made but are not appropriate.

Think things through before you make an offer and get no response. If you really want the home, your agent will guide you when making an offer and suggest an appropriate price.

The Meaning of White

When it comes to dressing a home, I use shades of white. Why, so many ask? Because white comes in a million different shades and white in variation adds magical color, without over doing it. Of course, you have to know how to select whites before you tackle this challenge.

I can’t tell you how bitter the color of “off the shelf” white is when I see it in a home. “Off the shelf” white is not a color name. It is a white that is purchased off the shelf and is not a mixed blend of other colors. Do not ever use this white! It is unattractive and squeaking ugly.

You have to know how to select white for a room because there are so many to choose and there are many external factors that will affect the shade.

I can do an entire house in whites and every room will look different. Depending on the time of day, the rooms will look different again as the light changes. Painting with white is a challenge. It is a puzzle that doesn’t look perfect until completely finished. Many people can’t look beyond the color of white because they don’t know that white is not really white. White is majestic!

The Art of Negotiations

What is “The Art of Negotiations?” For those of you that don’t know what goes into making deals work, I have some news for you. When it comes to Real Estate, negotiations are the name of the game.

First and foremost, there are a lot of emotions involved when making deals work and parties are going to start the process by looking out for themselves. Learning to keep emotions out of the equation or, at the very least at low levels, will allow deals to start out working smoothly. There is nothing worse than getting into stinky situations where parties grovel over things that don’t matter.

Hopefully you have hired an agent who knows the ins and outs of deal-making and is equipped with the proper skill set in getting what is reasonable and fair for you. Knowing the marketplace well is the most important factor in understanding negotiations, however, if one doesn’t have business savvy and experience in making deals, a transaction can easily go sour.

It is truly important to be conscious of time when getting a deal to work. Nothing is more annoying than lack of responses or long lag times between negotiations. In addition, working with diligence and integrity goes a long way, as well as making all parties involved feel equally important.
