NEGOTIATIONS ARE WHAT MAKES A DEAL A DEAL

If you are wondering how the Trump family makes their way to the top in Real Estate, I can surely tell you it is all about their ways of negotiations.  I know because I have listened to them on numerous interviews, watched them on TV shows and read their books.  I admire their tactics but at the same time are too familiar with the preaching of the importance of negotiation skills.

One must learn on their own, not just from listening to the best, but from practicing.  I have learned over the course of many many years in a tough, manipulative, challenging, competitive industry of energy.  No fault at all, because when you are surrounded and work with the best in the business, you learn from the best, and I did.

I feel very proud to say that my background brokering energy commodity and OTC markets has earned me the credentials to say I have learned the best negotiation skills on the planet.  It didn’t come easy and there were tough maneuvers in understanding the loss and gain of business, winning and losing client’s respect, gaining and forfeiting a deal over your competition, but in the end, it paid off…..HUGE.

Now, I’ve just transformed what I learned from the best on Wall Street, to Main St. Houston, Texas, Real Estate.  Boy, if you get me as an agent, you will feel the negotiation skills at their best and the gratification of having an agent who knows how to negotiate.  If you are wondering if you can have the next best thing to Trump, well then, I guess you know how to contact her.

Most Expensive Home in the World

 

With a view overlooking 60% of the city’s slum population, the world’s most expensive home sits in Mumbai, India, which is subsequently owned by the 4th riches man in the world.  The home is 400,000 sq ft, considering the first 6 stories being spare parking.  The estimate build is 1 Billion dollars.

I can only imagine what one does with 400,000 sq ft of space.  It almost sounds as if it’s a home in its own village.  Six helicopter pads, nine cocktail lounges and rooms filled with gold chandeliers are some of the only reported amenities.  At a mere 1 Billion dollars, who’s really counting anything?

Top 3 Most Expensive Condo Sales in Houston, 2010 by michele marano

In case you’re in the market for a condominium in Houston or just looking for some interesting real estate facts, you may want to see how Houston’s high-rise market stacks up to other cities.

3RD MOST EXPENSIVE :  1000 UPTOWN PARK BLVD, VILLA D’ESTE

Last month, this 4,000 sq ft high-rise sold for $2.245, after having been listed for 32 days at $2.395.

2ND MOST EXPENSIVE:  2121 KIRBY DR., THE HUNTINGDON

At $2.450, this 5800 sq ft, Condo sold last month, after being listed for 421 days at $2.499.

TOP MOST EXPENSIVE CONDO SALE THIS YEAR IN HOUSTON: 1600 POST OAK BLVD., COSMOPOLITAN

For a whopping $2.950, the Cosmopolitan sale occurred in June of this year after being on the market for 428 days at $3.199.

What I find most interesting about these sales, is that they were not far off their listing prices, considering the slump in high-rise sales across the country.  Houston, not being one of the biggest “high-rise” living type cities, like Miami or NYC, still pulled off sales of condos above 2 million dollars.  Miami, on the other hand, had 8 condo sales in September above the million dollar mark, one being as high as $6.75, which was reduced from a listing price of $8.395.

An Outside Perspective on Vegas by Michele Marano

Naturally, while vacationing in Vegas, I couldn’t help but open the Real Estate section of Las Vegas classified.  Considering “high-rise” living is a big part of Vegas, my eyes immediately focused on the High Rise-Mid Rise column.  For a mere $229,000, you can pick up a condotel, fully furnished on the 29th floor of the MGM.  Unfortunately, to the last owner it sold new for $710,000.  What a deal.

Also, if you want to step it up a notch and own at Turnberry Pl., you can pick up a bank-owned unit for $479,000.  The original price was not disclosed.

While gambling appeared to be down and after speaking with locals, the strip is in somewhat of a dull-drum slump.   Food prices were higher than ever remembering in the past and deals were far and few between.  At one sports book, the minimum bet of $300.00 on football was required in order to receive a drink ticket.  Hopefully, better days are in store for “what happens in Vegas!”

 

Rembering 9/11 by michele marano

Many years have passed, although the images are still very vivid of September 11, 2001.  I will never forget that day.

My home was the WTC and the memories I have  working at the New York Mercantile Exchange will be cherished forever.

In honor of my friends Stacy, Marissa and Chris.  And in special memory of Bill.  My thoughts are with you today and every day…..
