Preparing your house for sale is a multi-step process with many considerations.

1. I can’t stress the importance of actually making your home attractive to the viewer.
If your home does not already look showcased for a magazine, then you will need to do what it takes to get it in that condition. Adding a few pieces of furniture or taking a few pieces away is the first step in making each room appealing to the eye. On top of that, what is the condition of your paint? If it is dirty or hasn’t been painted in years, it will show that way. Also, colors can be a sensitive issue when selling your home. You may like your colors, but others may not. One will need to consider if they can live with your colors or if painting is going to be a project they want to take on.

2. I view a lot of homes on the market and the most frequent mistake I see over and over are homes filled with clutter and toys. A home that looks lived in is one thing but a home that is on the market for sale is another. Clutter creates confusion. Confusion creates distraction and distraction isn’t the sensation you want the viewer to feel. Take the time to clean out a closet and remove objects, toys and excess paraphernalia that doesn’t add appeal to the room. You want your home to project good comfortable feelings to viewers that will lead to a definitive buyer.

3. List your home with an agent that is familiar and knowledgeable with the location of your home. Being able to discuss facts about the neighborhood is a strong selling point, as well as being able to answer questions about the surrounding market. An agent who know the market will add value when helping you sell your home. Also, an experienced agent will guide you in making sure your home looks and presents itself well to the public. What one agent thinks looks good may not be good looking to another, therefore consider who you’re going to hire to sell your home.

4. Making sensible decisions can have an impact on how long your home is on the market. If your home has been on the market for quite some time, it may be a sign that something needs to change. Whether it is clutter, color, price or your agent, be cognitive and responsive to making your home sell.

What is “The Art of Making a Deal” mean to you? For those of you that don’t know what goes into making deals work, I have some news for you. When it comes to Real Estate, negotiations are the name of the game.

First and foremost, there are a lot of emotions involved when making deals work and each party is going to look out for themselves. Learning to keep emotions out of the equation or, at the very least at low levels, will allow deals to start out working smoothly. There is nothing worse than getting into stinky situations where parties grovel over things that don’t matter.

Hopefully you have hired an agent who knows the ins and outs of deal-making and is equipped with the proper skill set in getting what is reasonable and fair for you. Knowing the marketplace well is the most important factor in understanding negotiations, however, if one doesn’t have business savvy and experience in making deals, a transaction can easily go sour.

It is truly important to be conscious of time when getting a deal to work. Nothing is more annoying than lack of responses or long lag times between negotiations. In addition, working with diligence and integrity goes a long way, as well as making all parties involved to feel equally important.

What Home Sellers Should Know

How Should Your Home Look When It’s on the Market?

I can only teach through my experience and the experience to which I share has been a successful one.
First of all, I can’t tell you how many homes I see that are on the market that are not prepared to be. If you expect your home to sell quickly, especially in a slower economy, nontraditional market, you will need to take a few extra steps in preparing your home for sale.

If your home looks run down and is not kept neat or maintained, then chances are you will appeal to buyers who are investors, wanting a distressed home for renovation. If you are catering to that particular market, then you are ruling out the majority of the population and have narrowed your chance of selling.
Most people today want homes that are move in ready, especially if they plan to live and make the home their primary residence. Take some extra time before listing and make repairs, make it show room ready and be sure there are no distracting odors that will drive your viewers out the door.

A good agent will give you sound advice and direct you in preparing your home, however, not all agents have keen eyes in style or enough experience in being up front and honest with you. If there is a toss between telling you what you should do to prepare your home for sale or losing the listing, most agents will say nothing.

A good, experience agent who knows what it takes in moving homes off of the market will guide you carefully and thoughtfully. I am willing to bet that if some of the homes I see on the market are given a minor facelift, with incremental amounts of pennies, there would be a lot more showing and potential offers.

Surge in sales of homes priced $500K and above promotes double-digit price appreciation

HOUSTON — (February 16, 2010) — The Houston real estate market opened 2010 with a mixed bag of readings, making it difficult to determine a clear direction for the months ahead.

January sales of single-family homes across the greater Houston area slid 12.3 percent compared to January 2009, according to the latest monthly data compiled by the Houston Association of REALTORS® (HAR). When broken out by segment, sales of single-family homes priced from $500,000 and above showed dramatic gains in January while sales of homes on the opposite end of the spectrum, those priced from $80,000 and below, fell. Sales of all property types declined 7.4 percent in January on a year-over-year basis.

It’s not a complicated process, however it is a serious one. Many things should be considered. When we meet with buyers there are many factors that need to be determined and established before beginning the search process. Consider this:

What is least important?
